What are the top kitchen updates to sell your house?  This question is posed often to real estate agents.

This is a great question and a very important one when deciding what kitchen updates to consider when selling your house.

The kitchen is the main focal point for buyers when looking at homes.


SHOULD YOU UPDATE YOUR KITCHEN BEFORE SELLING?

Should you update your kitchen before selling your home is a very common question. And, the answer is “It depends.”

Look at other listings in your area and look at the recently sold homes.  It's important to speak with local Realtors®.  They have their pulse on the market and understand what is going on in your market.

Factors to consider:

•  What is your budget (if any) for updates?

•  Look at other recently sold, under contract and homes for sale in your area.  What is happening in your market?

•  Do you have the time (or desire) to deal with updates or any major updates?

Most buyers, when looking at homes online and previewing in person, consider kitchens to be one of their top priorities when looking to purchase a home.

Its important buyers have a certain feeling of cleanliness, freshness and an overall sense that they can see themselves (and want to see themselves) in the home.

There are certain things you can do that's easy and inexpensive to update your kitchen prior to selling it.

Below you'll find some of these inexpensive and overall easy kitchen updates that make a difference when selling your home.


1. EASY UPDATE: GET NEW HARDWARE FOR KITCHEN CABINETS AND DRAWERS

Updating kitchen hardware is such a low-cost update and it can modernize and give a kitchen a new, fresh look and feel. There are many hardware options to choose from and various price points. New cabinet hardware is easy to replace and is an inexpensive kitchen update when selling your house.


2.  EASY KITCHEN UPDATE WHEN SELLING YOUR HOUSE: PAINT THE KITCHEN CABINETS

Painting or restaining your kitchen cabinets give them a fresh, new look.  Kitchen cabinet colors and stain trends vary depending on your location and community.

Spend time looking online and visiting new home builds in your area.  Builders know what buyers are looking for now and what is trending.

Also, it's important to speak with local real estate agents. Ask them what buyers prefer with kitchen cabinetry.

Be sure you have the appropriate paint and paint kits for cabinets.

Do your research before painting and get the proper paint and tools when painting or restaining your cabinets.


3.  CONSIDER UPDATING KITCHEN FLOORING WHEN SELLING YOUR HOUSE

If your kitchen flooring is worn or very dated consider some inexpensive options to update the flooring. 

It's not as expensive as it may seem and with some simple updates mentioned here updating your flooring can give your kitchen an entirely new, lovely look and feel.


4.  BACKSPLASH IS A FAIRLY INEXPENSIVE KITCHEN UPDATE WHEN SELLING YOUR HOUSE

Kitchen backsplash adds a *wow* factor to your kitchen and it's an inexpensive way to update your kitchen for resell.

Installation is relatively easy if you do it yourself or you can hire someone for the project.


5. UPDATE KITCHEN LIGHT FIXTURES

Updating your kitchen light fixtures will dramatically change the look and feel of your kitchen. Light fixtures are relatively inexpensive and it's worth a small investment to update these.


6. CLEAN AND MAKE YOUR KITCHEN SPOTLESS

Buyers open kitchen cabinets, microwaves, refrigerators, ovens…they open everything.  Make sure your kitchen is SPOTLESS. This means making the surface area not only spotless but make the inside of your cabinets, drawers and appliances spotless too. Buyers comment on the condition and cleanliness of your home.  If it's spotless and organized they comment that you've most likely taken very good care of your home and the areas they cannot see.

It leaves a great impression on them!


7. DECLUTTER AND ORGANIZE YOUR KITCHEN

Declutter your kitchen and make sure it's organized.  Remove most items from your kitchen countertops.

Ensure your pantry and inside your kitchen cabinets and drawers are tidy and well organized.

Remove all clutter. Remember to organize under your kitchen sink.  Buyers look under the kitchen sink to check for leaks.


8. UPDATE KITCHEN FAUCET

Updating your kitchen faucet gives sparkle and a fresh look to your kitchen. It's not difficult to replace.


9. PAINT WALLS IF NEEDED

Painting the kitchen walls is a great way to give your kitchen a fresh look. Choose neutral colors.

Housing market activity reaches historic levels in September

  Consumer demand for real estate in the Fraser Valley remained robust for the fourth consecutive month, with overall sales and new listings reaching record‐breaking numbers in September.  


  The Fraser Valley Real Estate Board processed 2,231 sales on its Multiple Listing Service® (MLS®) in September, an increase of 66.1 percent compared to the same month last year and an increase of 9.4 percent compared to August 2020. This is the highest recorded sales for September in the history of FVREB. 


  In the last three months, Fraser Valley has seen a defined shift in demand towards single-family detached homes with sales from July through to September garnering 47 percent of the three main residential types, compared to 43 percent during the same period last year.   Chris Shields, President of the Board, observes, “Our homes have never been more important. Across the Fraser Valley, we’re seeing a trend towards buyers looking for more space and livability in both single‐family homes and townhomes. 


   “For many existing homeowners and first‐time buyers, their buying power is greater than it’s been in a long time. Interest rates are very low, people have saved money over the last few months, and they’re choosing to invest it in their most important asset. Sellers are also recognizing that with lower than normal inventory, this is a smart time to list.” 


   The Fraser Valley Board also received a record number of new listings for September: 3,515, a 6.2 percent increase compared to August’s intake and a 26.9 percent increase compared to September of last year. September finished with 7,377 active listings, a decrease of 0.4 percent compared to August, and a decrease of 7.2 percent year‐over‐year. Baldev Gill, Chief Executive Officer of the Board, adds, “Our industry is a leading example of how business transactions can be conducted efficiently and effectively while following stringent safety requirements as laid out by our province and provincial health officer. 


  “This is particularly important given the uncertainty ahead for us and the need for everyone to remain vigilant.” 

In September, the average number of days to sell an apartment was 35; 25 for townhomes, and 28 for single family detached. 


MLS® HPI Benchmark Price Activity

  • Single Family Detached: At $1,032,700 the Benchmark price for a single-family detached home in the Fraser Valley increased 1.3 per cent compared to August and, increased 8.7 per cent compared to September 2019.
  • Townhomes: At $567,300, the Benchmark price for a townhome in the Fraser Valley increased 0.6 per cent compared to August and increased 4.0 per cent compared to September 2019.
  • Apartments: At $436,900, the Benchmark price for apartments/condos in the Fraser Valley decreased by 0.1 per cent compared to August and increased 4.7 per cent compared to September 2019.
